The SME package is to help business enterprise namely
sole – proprietorship, partnership, private limited
companies etc (except individuals) to purchase properties
such as commercial shophouses or industrial factories
be it for own use or for investment purposes. The properties
can be either under construction or completed at the time
of the loan application.
It also caters to these business enterprises who already
own such properties to offer them to the bank as securities
for working capital loans such as overdraft, multi –
trade facilities and term loans with fixed monthly repayments. |

Advance margin is normally up to 90% of
the purchase price or the current market value
(CMV) of the property. For business entities
that require additional working capital in
their operations, margin of finance can range
from 120% and be up to 180% of the completed
property’s CMV or SPA price, whichever
is lower. |

Longer loan tenor of the Property/Term Loan
range from 15 to 20 years. |

Low interest rates that are flexible. First
year rates can be a low fixed rate, the next
year at a rate below Base Lending Rate (BLR)
and subsequent years at a rate above BLR. |

Collaterals may range from AmBank Fixed Deposits to landed
properties such as land, shophouses, factories, etc.
Loan limit is dependent upon the size of your business,
your actual business requirements, purpose of the facility
as well as the financial standing and repayment capability.
